At the moment local authorities are clamping down on unauthorized HMOs and this has led to landlords being required to pay amounts in excess of £20,000 due to a lack of adequate safety procedures or a failure to follow licensing regulations. In one example, a landlord in Hackney was fined £22,000 for failing to apply for a license to rent to more than two unrelated tenants.
If you do decide to go with an HMO property, it is critical that you are aware of all applicable rules and regulations in order to prevent being stung, or that you hire a reputable estate agent to act on your behalf.
